If that were the case, then Miami malls and many places around the country would have all shut down a long time ago. In spite of the current US recession shopping malls in So Florida continue to grow. You can observe and check out the parking lots and notice the very few spots left during a normal shopping day. Lots appear to be full as a good indicator business is doing well. Additionally, within an 8 mile stretch on flagler street on the western tip of Miami, there are 3 major retail malls, a short distance between each other and that does not include smaller, mini shopping centers along the way. I know of a couple of investors who had serious interest in developing some properties in the DR but they found out that owners, lawyers and brokers were cheating. In addition they found that corruption within the government being high. They would have employed more than 100,000 people and would have done even affordable housing but after having lost a couple of million they are pulling back as they no longer want to spent their money on due diligence because documents received are always manipulated. |
