SAMANA, Dominican Republic. - Viva Residence Las Terrenas unveiled its first units of the models in a preopening celebration where Viva Resorts Group Vice president Rafael Blanco (Papo) said shows confidence in the advance of tourism development in the country’s northeastern region.
The US$20 million investment in Viva Residence, located in the picturesque bay of Cosón, makes it the group’s second real estate tourism development, joining Viva Residence’s Bahía Estela, located just steps away from the white sand beach project Viva Residence Las Terrenas.
Blanco showed reporters the first model villas and apartments and infrastructure including the swimming pool which winds through he project internally .
The beachfront real estate development boasts a design by the famed architect Antonio Imbert, with 76 apartments and villas.

Good luck the real estate market in the DR is so saturated with properties for sale in every stage of construction. Anyone with half a brain knows in the DR to rent not buy. Corrupt officials ruined the real estate market knowing they can steal your property right out from under you and if you don't reside in the country its even easier to just move in and claim ownership until your bribed paperwork is in order. I always tell friends looking to buy something in the DR not to bother keep renting. In the long run you will thank me because you will not have the headaches and you will keep hearing about how this person had their property stolen or their paperwork was forged and you will not have this problem because your rent. Until the corruption problem is fixed there is no reason to buy property in the DR.

Ver is stupid - there is plenty of good property to buy in the DR at bargain prices. Coson is beautiful and unique. Property is rarely a short term investment but prices have gone up substantially in the last 5 years and will continue to do so in my opinion.
On major projects there is no problem with paperwork.
It is very rare in the World to find somewhere with year round good climate, tranquil, fantastic natural scenery, but with every conceivable amentity and excellent transport links.
There is every reason to join the thousands of people who have bought in the DR - but carry out the process thoughtfully and with due regard to your situation.

in fact the DR is a very good country to buy properties. Most important is good and professional advice. Many people do not listing to advice and end up disappointed, because they are listening to everybody... and nobody.
Take a look at Samana for example. There are many land opportunities at very good prices and you buy with tilte and deslinde. So no problem. Even corruption can not change that.
Take a look at Playa El Valle or Cueva de Agua in Samana for land opportunities.

The Samana peninsula is one of the absolute most beautiful areas in the caribbean. With improving infrastructure and new roads everyone can enjoy the magnificent nature of Samana. The peninsula has it all to become a place where one can live or have a second home in absolute stunning and overwhelming nature. Samana already has airports, now roads and when infrastructure is in place, people will follow.

I must disagree and believe the long term picture for the DR is very bright and prices will climb as roads and project begin to move forward.
It is a long term investment and people have made lots buy investing in the DR

Veronica, you are spot on, 100% correct. The Samana area (LT, Limon, Samana, Las galeras) happens to have the largest concentration of false titles in the country. Ask anyone involved in the Tribunal de Tierras and they will confirm as they have the largest case log (conflicting) of any area in the country. There are clear titles, but one must be extra careful to confirm it to be so. Playa del Valle area is mostly owned by one family, although you will find 20+ different campesino families making rightful claims of same property.

Where ever you buy land you have to be careful. The Tribunal de Tierra in Samana has an extra security now when releasing new titles, which will be checked another time in San Frnacisco de Marcoris. All this to avoid problems with titles.
Since the new deslinde law in april 2009 started many titles where cleaned, so ownership as well. At this moment, with new title and new deslinde, according the new law, its impossible to have more owners on whatever property in the DR.

Tony, tell that to the Marreros & Bello families in Las Galeras and the multitude of families in Del Valle ! Not to metion the powerful family in Samana (yes Miguelin's people/family, not Besi himself), who tried to sell me & a friend Government owned land 2 years ago.. Yes I agree, it has gotten better, but still leaves much to be desired.

Government land is totally another issue. Nobody can sell government land without approval from the senate from the Dominican Republic.
There are also 2 national parks in Samana, in fact 3. But most famous are Cabo Cabron and Caba Samana. Here it is not allowed to built or very restricted.
